"Lantana surprised me the first time I drove through it. It doesn't try to look like a suburb, it looks like a community. The trails connect every neighborhood, three elementary schools sit within walking distance, and neighbors actually know each other. For families coming from places where that kind of connection is hard to find, it tends to be a revelation."

Where Is Lantana, Texas?
Lantana is an unincorporated master-planned community in Denton County, Texas, positioned along the FM 407 corridor between Argyle and Bartonville, about 12 miles northwest of Flower Mound and 30 miles northwest of downtown Dallas. It sits at the convergence of Highways 377 and 114, giving residents convenient access to both the I-35W and I-35E corridors into Fort Worth and Dallas respectively. The community is technically unincorporated Denton County, which means no city government, and no city property tax.
What makes Lantana's location work for families is the layering of quick access. DFW International Airport is about 18 minutes east via Highway 114, one of the shortest airport drives you'll find anywhere in the Metroplex at this price point. The Flower Mound and Argyle commercial corridors on FM 407 handle most daily errands. And while the commute to downtown Dallas is real (35–40 minutes on a clear day), the Las Colinas and Irving employment corridors are a quick 25–30 minutes east on 114, making Lantana genuinely practical for families with one or both spouses working in mid-corridor tech, energy, or finance roles.

Schools in Lantana: A Split ISD Community
Here's the honest conversation I have with every family buying in Lantana: the community sits at the intersection of multiple school districts, and the ISD your children attend depends entirely on which street your home is on. The majority of homes within the core Lantana master plan are served by Denton ISD, which operates four campuses directly within or immediately adjacent to the community. A smaller western fringe of Lantana falls within Northwest ISD. A few outlying parcels near the Argyle edge may feed Argyle ISD. Before you make an offer on any Lantana home, verify the attendance zone for your specific address, not the zip code, the actual address, with the district boundary tool. I do this on every offer I write.
For most Lantana families, Denton ISD is the day-to-day reality. The district earns a B rating from the Texas Education Agency (score ~82/100, 2023), and Niche gives it an A- overall with an A in College Prep. Three elementary campuses are located within walking distance of multiple Lantana neighborhoods, a genuine rarity in master-planned DFW communities. Students feed into Harpool Middle School and then to W.H. Guyer High School, one of the larger and better-regarded campuses in the district.
3–4 On-Site Campuses
Blanton, Adkins, and Rayzor Ranch elementary schools are all within the Lantana community footprint. Harpool Middle School is minutes away. Guyer High serves the area.
College Prep: A
Denton ISD earns an A from Niche for college preparation. AP and dual-credit offerings are strong at Guyer HS, with above-average standardized test performance district-wide.
Verify Before Buying
Lantana straddles Denton ISD, Northwest ISD, and Argyle ISD. The ISD for your specific lot depends on the address, not the zip code. Always verify at dentonisd.org before making an offer.

Best Neighborhoods in Lantana for Families
Lantana is organized into distinct villages, each with its own character, price range, and mix of home styles, all connected by the same trail system, amenity centers, and HOA infrastructure. Prices have appreciated meaningfully since the community's first phases opened in the early 2000s, and the most established sections now command premiums for lot size and mature landscaping. Here's how the primary villages break down for families.
Search Current Lantana Listings →
Larkspur
The original Lantana village, developed first and it shows, in the best way. Mature oak trees, larger lots than newer sections, and a mix of custom and semi-custom homes with views toward the Jay Morrish golf course. Larkspur has the most established community feel and the highest concentration of long-term Lantana residents. Expect traditional floor plans with generous outdoor space.
Laviana
Lantana's luxury tier, larger floor plans, premium lot positions, and finishes that compete with custom neighborhoods in Southlake and Flower Mound at a meaningfully lower price point. Laviana attracts corporate transferees from Toyota, American Airlines, and JPMorgan who want executive-level living without Southlake pricing. HOA services are the same as the rest of Lantana, but the homes themselves are a step up.
Juniper
The most practical entry point into Lantana, smaller footprints, energy-efficient construction, and lower maintenance than the larger Larkspur homes. Popular with remote-working families who want the Lantana amenities without the upkeep of a larger property. A significant number of dual-income remote workers (26%+ of Lantana residents work from home) live in Juniper for exactly this reason.
Wimberley & Sonora
Newer Lantana phases that attract young families specifically, proximity to Blanton and Adkins elementary schools (walkable for many lots), strong HOA programming, and a mix of builders giving buyers some choice in floor plan. The community fabric here is notably active: block parties, youth sports sign-ups posted at the mailboxes, that sort of thing. If connection is your priority, this is where to look first.
Not seeing what you're looking for? These are the villages I recommend most, but Lantana has additional phases and adjacent communities worth exploring. Tell me your must-haves and I'll narrow the search to your specific situation.
Cost of Living: Lantana vs. Where You're Coming From
Most of my Lantana clients come from the Bay Area, Los Angeles, Chicago's North Shore, or New York's suburbs. Here's the comparison that actually matters for your decision, not generalities about Texas, but the specific numbers for Lantana.

Major Employers: Lantana & Nearby Corridors
Lantana itself is a residential community with minimal commercial employment, the economic draw is entirely in the surrounding corridors. The sweet spot for Lantana commuters is the Highway 114 employment corridor: Las Colinas/Irving is 25–30 minutes east, and Fort Worth's tech and defense employers are 22–25 minutes west. DFW Airport's 18-minute drive also makes Lantana genuinely practical for corporate travelers who fly frequently.

What Life Actually Looks Like in Lantana
Lantana is deliberately designed as a community, not just a collection of houses near a highway. The 10-plus miles of paved trails that connect every village, the five HOA pool complexes, the 18-hole golf course, and the community fitness center are all built into the infrastructure, not afterthoughts. What residents consistently report, on Reddit and in Facebook relocation groups, is that it feels more like a neighborhood from 30 years ago than most new DFW developments: neighbors actually know each other, kids ride bikes between sections, and the HOA community calendar stays full year-round.
Youth Sports & Athletics
Lantana hosts active AYSO soccer and Little League programs, with registration through the HOA community portal. Most organized leagues use the community's own athletic fields and parks. Guyer High School athletic programs are well-funded and competitive at the 6A level.
Outdoor Living & Trails
The 10+ mile paved trail system is the spine of the community, it connects every village, loops around the golf course's green space, and passes multiple fishing ponds stocked for catch-and-release. Families use it for morning runs, evening bike rides, and the kind of spontaneous neighbor encounters that build real community.
Shopping & Dining
Lantana itself has limited in-community retail, a handful of businesses at the FM 407/Orchid Hill intersection. The real dining and shopping is 8–12 minutes east in Flower Mound's Lakeside area, Long Prairie Road corridor, and the Bartonville shopping strip on 407. HEB (a Texas grocery institution), Target, and most major chains are within a 10-minute drive.
Events & Community Culture
The Lantana HOA runs one of the more active community event calendars in northwest DFW, Music on the Green summer concerts, holiday lights festivals, food truck nights, Easter egg hunts, and pool parties. Residents on Facebook groups consistently cite the community programming as a reason they chose Lantana over larger, more anonymous developments.
The Golf Course Difference
The Jay Morrish-designed 18-hole golf course is more than an amenity, it's the physical framework that gives Lantana its open, park-like feel. Even non-golfers benefit from the course's green space buffer between neighborhoods and its aesthetic quality. HOA members receive resident golf rates, and the clubhouse hosts community gatherings year-round.
Community Feel & Connection
The 93% homeownership rate tells you something important about Lantana's social fabric, these are long-term committed residents, not a transient rental community. Neighbors genuinely know each other. The median household income of $200K means most families are in similar life stages with similar priorities. If you're coming from a place where that kind of neighborliness is rare, prepare to be surprised.
Recreation, Walkability & Community Amenities
Lantana is one of the more paradoxical communities in DFW for the walkability question: a Walk Score of 28 (officially car-dependent for errands) sits alongside a genuinely walkable interior trail network that connects every neighborhood to the golf course, fishing ponds, and amenity centers. The honest answer is: you need a car to leave Lantana, but once you're home, the community itself is remarkably pedestrian-friendly. There is no DART rail, no DCTA bus service, and no public transit option serving the community.
Walkability & Transportation Scores

Parks, Trails & Green Space
The Lantana HOA maintains over 300 acres of open space, including the trail system, green belts, fishing ponds, and the golf course corridor. Individual parks are distributed throughout each village section, keeping most homes within a 5–10 minute walk of a playground or green space. Twin Coves Park on Lake Grapevine (in Flower Mound) adds significant outdoor recreation options about 12 minutes east.
Lantana Trail System
10+ miles of paved and natural surface trails connecting every village section. Suitable for running, walking, cycling, and scooters. The trail loops around the golf course perimeter and through multiple green belt sections.
Lantana Golf Club
Jay Morrish-designed 18-hole championship course. The course's 300+ acres of managed green space creates a park-like buffer between neighborhoods. Junior golf programs available; HOA member resident rates.
Fishing Ponds
Multiple stocked catch-and-release ponds distributed throughout the community. Popular with families for weekend activity, no fishing license required for ponds within HOA property. Kids fish these regularly after school.
Village Pocket Parks
Each neighborhood section maintains its own neighborhood park with playground equipment. Most lots in Lantana are within a 5–8 minute walk of a community playground, making after-school and weekend outdoor play genuinely accessible without driving.
Five Community Pool Complexes
Five HOA-maintained aquatic facilities distributed across the community, so no single pool gets overwhelmed in summer. Includes lap pools, leisure pools, splash areas, and one resort-style facility with a waterslide for kids.
Twin Coves Park: Lake Grapevine
About 12 minutes east in Flower Mound, a significant Denton County park on the shores of Lake Grapevine. Boat ramps, sandy beach areas, hiking trails, and picnic areas. The go-to for Lantana families wanting a lake day without a long drive.
Community Recreation Centers & Facilities
| Facility | What's Inside |
|---|---|
| Lantana Community Fitness Center | Cardio equipment, weight room, group fitness studio |
| Community Center / Event Space | Meeting rooms, event hall, HOA programming hub |
| Tennis & Pickleball Courts | Lighted courts for resident use |
| Lantana Golf Club Clubhouse | Bar/grill, event dining, pro shop, junior programs |
| Bartonville Library (nearby) | Denton County public library branch |
Youth Sports & Organized Recreation
Lantana's HOA coordinates youth sports registration and maintains the fields used by area leagues. The community's self-contained nature means parents often find their kids' teammates are also neighbors, a social benefit that's harder to find in larger, more dispersed DFW suburbs.
Safety in Lantana, Texas
Lantana is an unincorporated CDP, the Denton County Sheriff's Department provides law enforcement, and FBI UCR crime statistics are not reported separately for unincorporated communities. This means direct crime rate comparisons to incorporated suburbs aren't available, and you'll see "data unavailable" on many aggregate crime ranking sites. What we do have: a safety sub-score of 89/100 from our proprietary model (drawing on Niche family ratings, community feedback, and regional crime context), Niche's A+ for families, and consistent reports from residents in multiple online communities describing Lantana as exceptionally safe for kids.
Safety sub-score derived from Niche family/crime indicators, ACS community stability data, and regional sheriff department coverage. Direct violent/property crime rates not available for unincorporated CDPs under FBI UCR methodology.
Lantana Housing Market: Current Conditions
In Lantana, the heart of the market is the typical band: 58% of homes sold in the past year landed between $400K and $700K, where a median of about $563K buys roughly 2,947 square feet. Entry-level homes do exist, around $379K for about 1,809 square feet, but they are a smaller share (3%). About 39% of sales were $700K or more, so move-up and luxury buyers have real selection. Price per square foot climbs from about $209 at the entry level to $257 at the top, which is what you are paying for in larger lots, newer builds, and higher finish levels.

A few more numbers worth knowing if you are weighing an offer in Lantana. Over the trailing 12 months, single-family homes sold for a median of $653K and an average of $700K, which works out to about $199 per square foot. Homes here sold for roughly 97.2% of their original list price, which gives you a sense of how much room buyers have typically had to negotiate. As of the latest data, about 38 single-family homes were actively listed. These are NTREIS figures (the price metrics are 12-month rolling, inventory is current active supply), and your own price per square foot and negotiating room will vary by neighborhood, age of home, and finish level.
Source: NTREIS (North Texas Real Estate Information Systems) · Data refreshed monthly · Updated 2026
At a median SFR price around $650K and 2.9 months of supply, Lantana sits firmly in seller's market territory, homes that are priced right and in good condition are moving. The 172 closed SFR sales over the trailing 12 months reflects a relatively small and stable market: Lantana doesn't turn over rapidly (the 93% homeownership rate tells you as much), so inventory tends to be limited. When a home does come available in a desirable village like Larkspur or Wimberley, multiple offers within the first week are the norm, not the exception. Budget for a competitive offer strategy. There is no significant condo or townhome inventory in Lantana, this is an exclusively single-family community.
Pros & Cons of Living in Lantana
✓ What Families Love
- Best-in-class master-planned infrastructure, 10+ miles of trails, 5 pools, golf course, fitness center, and tennis courts, all HOA-maintained. The amenities are genuinely better than most DFW communities at this price point.
- True neighborhood feel, 93% homeownership, $200K median income, and a community HOA that actually programs events means neighbors know each other. Residents who've lived in Plano or Allen and moved to Lantana often say it's the first place they've felt like they actually know their neighbors.
- Elementary schools within walking distance, Three Denton ISD elementary campuses sit within or immediately adjacent to the community. For families with young kids, this is a genuine daily-life advantage.
- No city property tax, Unincorporated Denton County means no city tax, saving $500–$2,000 per year compared to incorporated suburbs. The effective rate with MUD is still real, but you're not paying a city government you voted for in the wrong town.
- DFW Airport in 18 minutes, One of the shortest suburb-to-airport drives in the entire Metroplex. Corporate travelers rate this highly, and so do families who visit grandparents frequently.
- Very safe and stable community, Safety sub-score of 89/100, consistent A+ family ratings from Niche, and a community where kids genuinely still play outside unsupervised. Parents moving from dense urban environments frequently note this as the biggest lifestyle upgrade.
- What to Weigh
- Fully car-dependent, no exceptions, Walk Score 28. You cannot walk to a grocery store, restaurant, or coffee shop. Every errand is a drive. Non-drivers are functionally stranded without a ride.
- HOA fees and rules are real, Monthly HOA dues of $121–$150 plus an architectural review committee that takes exterior changes seriously. Fence colors, landscaping, additions, all require approval. For buyers who want autonomy over their property, this is a friction point.
- Dallas commute is longer than it looks on a map, Downtown Dallas is 35–45 minutes on a clear day; with traffic, budget 50–60 minutes. Remote workers can make Lantana work; daily Dallas commuters should do a realistic test drive during rush hour before buying.
- Limited in-community dining and retail, Lantana has almost nothing to eat or drink within the community boundaries. The FM 407 corridor in Flower Mound is the closest alternative. If you want to walk to dinner or pop into a wine bar on a Tuesday, this isn't the place.
- FM 407 corridor traffic at rush hour, The main artery in and out of Lantana gets congested during morning and evening peaks, especially at the Hwy 377 intersection in Argyle. Budget 10–15 extra minutes during rush hour compared to off-peak travel times.
