Where Is Argyle, Texas?
Argyle sits in Denton County, approximately 35 miles northwest of Downtown Dallas and 30 miles northeast of Fort Worth, along the US-377 corridor between Denton to the north and Flower Mound to the south. It borders Highland Village and Flower Mound to the southeast, Northlake to the west, and Bartonville to the northeast.
Argyle occupies a rare position in DFW: a suburb with Southlake-caliber schools at a meaningfully lower price point, surrounded by master-planned communities that deliver resort-style amenities on large lots with a true country-living atmosphere. Families relocating from dense coastal metros often find Argyle's combination of space, community, and school quality to be exactly what they were looking for — without the Southlake premium.
Access to major employment corridors runs primarily via US-377 south to FM-407, then east to the Dallas North Tollway (for Frisco, Plano, Legacy West) or west to I-35W (for Fort Worth). DFW International Airport is a straightforward shot via TX-114. There is no DART or DCTA rail service — a personal vehicle is essential.

Argyle ISD — Schools Deep Dive
For families considering Argyle, the school district is the headline — and it earns it. Argyle ISD is the #1-rated district in Denton County and ranks in the top 1% of all Texas school districts. This is Southlake-level school quality at a meaningfully lower price point.
Small District, Big Results
Argyle ISD serves approximately 5,000 students — small enough that your child is known, not a number. The smaller scale means more access to athletics, fine arts, and academic programs without competing against thousands of students.
Academic Excellence
Niche gives Argyle ISD an A+ for Academics, Teachers, and College Prep. Argyle High School consistently places students in top universities. Strong AP participation and a college-prep culture district-wide.
Verify by Address
Some parcels near the Argyle ISD boundary are zoned to neighboring districts. Always verify your specific address at argyleisd.com before making an offer — especially in Canyon Falls and newer Northlake developments.

Best Neighborhoods in Argyle for Families
Argyle's character comes from its master-planned communities and estate-lot properties. The city balances big resort-style amenities with a genuine country-living atmosphere that's increasingly rare this close to Dallas.
Canyon Falls
One of northwest DFW's premier master-planned communities — resort-style pools, splash pads, catch-and-release fishing ponds, miles of trails, a dog park, and a full-time lifestyle director who organizes community events year-round. Critical boundary note: Canyon Falls physically spans the city limits of Argyle, Northlake, and a small slice of unincorporated Denton County — and straddles the Argyle ISD / Northwest ISD school district boundary. Your city address and your school district may differ from your neighbor across the street. MUD fees (~$0.25–$0.60/$100) apply in most of this community, adding ~$1,400–$3,600/yr on a $600K home. Always verify both the city and the ISD for your specific lot before making an offer.
Harvest by Hillwood
One of DFW's most unique master-planned communities — a working farm, a community coffee shop, catch-and-release fishing lakes, community gardens, a resort-style amenity center, and walkable streets. The farm-to-table culture and neighborhood feel make this one of the area's most community-oriented options. Boundary note: Harvest straddles the Argyle and Northlake city limits — most of the community sits within Northlake, not the City of Argyle. The majority of lots are zoned to Northwest ISD, not Argyle ISD; a smaller portion is in Argyle ISD — always verify by specific address. Previously governed in part by a Public Improvement District (PID), Harvest's PID was dissolved by Northlake Town Council on October 10, 2024 — no PID fee applies to new purchases.
Heritage / Estate Lots
Larger acreage properties — typically half-acre to multi-acre lots — in established Argyle neighborhoods and rural corridors. These are for families who want genuine country living: room for horses, large yards, and a quieter pace. Prices vary widely based on lot size, improvements, and location relative to Argyle ISD boundaries.
Northlake-Area Communities
Several newer master-planned developments near the Argyle/Northlake boundary offer competitive pricing with new construction homes, community amenities, and easy access to Canyon Falls-area retail and dining. Some parcels are zoned to Argyle ISD — always verify by address. A strong value play for families entering the market.
In-Town Argyle
Established properties close to the Argyle town center — smaller footprint, quieter streets, less HOA-driven lifestyle, and close proximity to Argyle ISD campuses. Good option for families who want a more traditional neighborhood feel without master-planned community fees and rules. Inventory is limited and turns over slowly.
⚠ The Argyle Area Boundary Reality — Read This Before You Search
The Argyle area has some of the most complex overlapping boundaries in all of DFW. This is important for every buyer:
- Canyon Falls physically spans the city limits of Argyle, Northlake, and unincorporated Denton County. Different streets within the same community have different city governments. Some are in Argyle ISD; others are in Northwest ISD. Your city and your school district may differ from your neighbor across the street.
- Harvest by Hillwood spans both Argyle and Northlake city limits — the majority is within Northlake. Most lots feed to Northwest ISD, not Argyle ISD. The community's PID was dissolved October 10, 2024, so no PID fee applies to new purchases.
- Several newer Northlake-area communities (e.g., Pecan Square, Providence Village-adjacent developments) are marketed alongside Argyle but are fully within Northlake, some with Northwest ISD and some with Argyle ISD zoning.
Buyer action: For any specific address in this corridor, always verify (1) the governing city, (2) the school district, and (3) whether a MUD or PID fee applies — before making an offer. I verify all three on every transaction I handle in this area.
Not sure which community fits your family? The boundary complexity here is real — and it matters for your property taxes, school assignment, and which city services you're paying for. Tell me your priorities and I'll match you to the right streets before you spend time on anything else.

Argyle itself is primarily a residential community — local employment is anchored by the school district, healthcare, and small business. The real employer story is the corridors within 20–35 minutes: Westlake/Southlake, Fort Worth, Denton, and the DFW Airport area. What Life Actually Looks Like in Argyle
Youth Sports & Athletics
Argyle ISD athletics are a point of community pride — Eagles football draws the whole town. Youth leagues, travel sports, swim teams, and club programs are active throughout the area. The smaller ISD means more playing time and more access for your kids.
Outdoor Living & Trails
Canyon Falls offers miles of paved trails, fishing ponds, and nature areas. Harvest has fishing lakes and open green space. Lake Lewisville (15 min) adds boating, fishing, and hiking. Ray Roberts Lake State Park (25 min north) gives families a true nature escape.
Shopping & Dining
Argyle's in-town retail is limited — but Flower Mound (15 min) and Denton (20 min) cover everything. Highland Village Town Center, Flower Mound's retail corridor, and Denton's eclectic dining scene are the practical answers for daily needs and nights out.
Events & Community
Canyon Falls and Harvest both have active community events calendars — movie nights, holiday festivals, seasonal markets, and neighborhood social gatherings. Argyle ISD sports nights become de facto community events. The small-town atmosphere makes it genuinely easy to connect.
Farm Life & Country Culture
Harvest by Hillwood's community farm, coffee shop, and gardens offer something genuinely unique in DFW — a place where families can grow vegetables, attend farm events, and live a slightly slower pace than the typical master-planned suburb. Argyle's agricultural roots are still visible in the culture.
Easy to Connect
Argyle's scale is one of its greatest advantages socially. New residents don't get lost in a sea of newcomers — they actually meet neighbors. School events, community activities, and the active HOA social calendars in Canyon Falls and Harvest accelerate connection faster than most DFW suburbs.
Recreation, Walkability & City Amenities
Argyle is a car-dependent community — that's the honest starting point. If you're coming from a walkable urban neighborhood, the adjustment is real. What Argyle offers in exchange is intentional outdoor living: resort-style community trails, fishing ponds, lake access within 15 minutes, and a state park within 25. For families who love outdoor life and don't need to walk to a coffee shop, Argyle punches well above its weight.
Walkability & Transportation Scores
Scores reflect general city walkability and vary by address. Source: Walk Score®
Parks, Trails & Green Space
Argyle's outdoor amenities are largely delivered through its master-planned communities, with regional parks and lakes within easy driving distance. The city itself has limited municipal park infrastructure — but the community amenities and nearby nature more than compensate for most active families.
Canyon Falls Trail Network
Miles of paved and natural trails winding through the community — connecting pools, parks, fishing ponds, and the dog park. Suitable for cycling, running, and family walks. One of the best community trail systems in northwest DFW.
Harvest Amenity Center & Lakes
Harvest's resort-style amenity center includes a pool, gathering areas, and community green space. The catch-and-release fishing lakes and outdoor areas are woven through the community — great for evening walks and weekend family time.
Argyle Town Park
The city's main municipal park — baseball fields, playground equipment, open green space, and picnic areas. A gathering point for in-town Argyle residents and school-related events. The city approved a new 4.6-acre outdoor gathering space expansion in 2024.
Lake Lewisville / Pilot Knoll Trail
About 15 minutes southeast — one of DFW's largest reservoirs with the Pilot Knoll Trailhead offering hiking, biking, and lake views. Popular launch point for fishing, boating, and kayaking. A genuine outdoor escape within a short drive of Argyle.
Ray Roberts Lake State Park
About 25 minutes north — a Texas state park with 85+ miles of trails, equestrian paths, fishing, camping, and birding. One of the best natural areas in North Texas and a favorite weekend destination for Argyle families who want a true outdoor experience.
Cross Timbers Trail System
A multi-use trail system stretching along the Elm Fork of the Trinity River — connects into several Denton County parks and communities. Good for longer recreational rides and trail running. Argyle's proximity to the eastern Cross Timbers ecoregion gives the area a distinctly wooded feel compared to much of DFW.
City Recreation Centers & Facilities
| Facility | What's Inside |
|---|---|
| Canyon Falls Amenity Center | Resort pools, splash pad, fitness, trails, event spaces |
| Harvest Amenity Center | Pool, community farm, gathering spaces, fishing lakes |
| Argyle Public Library | Books, digital resources, children's programming |
| Denton Recreation Center | Full gym, pools, courts, fitness classes |
| Argyle Town Park | Athletic fields, playground, picnic areas |
Youth Sports & Organized Recreation
Argyle's youth sports culture is centered on ISD athletics and community leagues. The small school district means more kids get meaningful playing time — a real differentiator for families where athletic participation matters.
How Safe Is Argyle?
Argyle is a very safe community. The combination of a small city footprint, active HOAs in master-planned communities, and a strong neighborhood culture keeps crime rates well below state and national averages.

Argyle's market reflects its balanced supply-demand dynamics. At 4.7 months supply and a ~53-day median DOM, buyers have negotiating room without an oversaturated market — a more favorable entry environment than many North DFW suburbs. New construction in Canyon Falls and nearby Northlake-area communities adds inventory, but the Argyle ISD boundary remains the primary demand driver: homes clearly inside the district command a premium over comparable properties just outside it.
The price range is wide — from entry-level master-planned homes in the low-to-mid $400s to estate-lot properties well over $1M. Most families I work with land in the $500K–$800K range for a four-bedroom home in a quality master-planned community with Argyle ISD zoning.

Condo & Townhome Market
No condo or townhome sales were recorded in Argyle over the past 12 months — this is a single-family community. If budget is a primary concern, nearby Flower Mound or Lewisville may offer condo and townhome options at a lower entry point into the Denton County corridor.
Pros & Cons of Living in Argyle
I won't sell you on Argyle. Here's what I tell every family before we look at a single listing.
✓ What Argyle Does Well
- #1 school district in Denton County — Argyle ISD is A+ Niche, A TEA, and in the top 1% of all 883 Texas districts. Southlake-quality academics at a lower price.
- Country living feel with modern amenities — Large lots, open space, and master-planned communities with resort-style infrastructure. Rare combination in DFW.
- Strong community culture — Small city, active HOAs, ISD pride, and easy-to-meet neighbors. One of the fastest suburbs to feel at home in.
- More affordable than Southlake — Similar school quality at $500K–$700K vs. Southlake's $900K+ median. The value case is real.
- No state income tax — Meaningful savings for families relocating from CA, NY, or IL.
- Great outdoor access — Lake Lewisville (15 min), Ray Roberts State Park (25 min), and community trails deliver genuine nature access.
- Westlake/Fort Worth commute corridor — Families working at Schwab, Fidelity, American Airlines, or NAS JRB are very well positioned.
— What to Weigh Carefully
- Very car-dependent — Walk Score of 26. Two cars required for two-adult households. No transit options.
- Limited in-town retail — For dining, shopping, and entertainment, you're driving 15–20 minutes to Flower Mound or Denton. This isn't changing soon.
- MUD fees in Canyon Falls portions — Can add $1,500–$3,600/year permanently (~2.54% effective total rate in affected lots). Always verify before buying. Harvest's PID was dissolved Oct 2024 — no PID fee on new purchases there.
- Longer Dallas commute — 40–50 minutes to Downtown Dallas without traffic. Not ideal for daily office commuters.
- Complex overlapping boundaries — Canyon Falls and Harvest both span Argyle, Northlake, and/or unincorporated Denton County. Most of Harvest is in Northlake city limits with Northwest ISD. Canyon Falls straddles three jurisdictions. Verifying your city, your school district, and your fee structure for a specific address is non-negotiable here.

Yes — Argyle is an exceptional choice for families. Argyle ISD is the #1-rated school district in Denton County (Niche A+, TEA A with a 92/100 score) and ranks in the top 1% of all Texas districts. The community offers a rare combination of country living and modern master-planned amenities through communities like Canyon Falls and Harvest by Hillwood. The median single-family home price in Argyle is approximately $569,000 as of May 2026 (NTREIS data). Homes are averaging about 53 days on market with a months supply of 4.7, indicating a balanced market. Prices range from the mid-$400s in entry-level master-planned communities like Harvest, up to $900K+ in Canyon Falls and well over $1M for estate-lot properties on acreage. Always verify pricing by specific neighborhood and school zone before making an offer.
The combined property tax rate in Argyle (Denton County) is approximately $1.73–$1.82 per $100 of assessed value, covering Argyle ISD (~$1.17), City of Argyle (~$0.34), Denton County (~$0.18), and the community college district (~$0.12). On a $569,000 home, that's roughly $9,900–$10,300 per year before any special assessments.
Important: Canyon Falls and some new construction communities carry MUD (Municipal Utility District) fees that can add $0.25–$0.60 per $100 annually. Always verify the specific tax rate for any address before buying. Texas has no state income tax, which significantly offsets the property tax burden for families relocating from California, New York, or Illinois.
From central Argyle, the drive to Downtown Dallas is approximately 40–50 minutes without traffic (via US-377 to I-35E or FM-407 to DNT). DFW International Airport is about 30–35 minutes via TX-114. Fort Worth is 35–40 minutes via I-35W. Westlake (Charles Schwab, Fidelity, Deloitte) is an easy 20–25 minutes. Flower Mound and Highland Village are 15–20 minutes. The overall crime rate is about 17.3 per 1,000 residents. Argyle ranks safer than 65–73% of U.S. cities and is among the top 145 safest cities in Texas out of 710 ranked. The small-town atmosphere, master-planned communities with active HOAs, and strong neighborhood watch culture all contribute to the low crime environment.
The top neighborhoods I recommend most for families in Argyle are: Canyon Falls ($450K–$950K+) — a resort-style master-planned community with pools, trails, fishing ponds, and a full-time lifestyle director; Harvest by Hillwood ($400K–$800K+) — a unique farm-inspired community with a coffee shop, community gardens, catch-and-release fishing lakes, and walkable streets; Heritage/Estate Lots ($550K–$2M+) — larger acreage properties for families wanting true country living; Northlake-area communities near the Argyle ISD border ($400K–$700K); and established in-town Argyle properties for buyers who want a smaller, quieter feel. I'll match you to the right community based on your timeline and priorities.
Argyle's master-planned communities are loaded with outdoor amenities. Canyon Falls features miles of paved and natural trails, resort-style pools, splash pads, catch-and-release fishing ponds, and a dog park. Harvest by Hillwood includes fishing lakes, a community farm, and outdoor gathering spaces. Lake Lewisville (with the Pilot Knoll Trail system) is about 15 minutes away — popular for hiking, fishing, and boating. Ray Roberts Lake State Park is roughly 25 minutes north. Argyle's Town Park and a 4.6-acre new outdoor gathering space (approved 2024) round out the local options.
Argyle sits in a unique position in DFW — it offers Southlake-level school quality (Argyle ISD rivals Carroll ISD) at a significantly lower price point, with a more rural and community-oriented atmosphere. Compared to Flower Mound or Highland Village (both 15–20 minutes away), Argyle has better schools but less walkable retail. Compared to Frisco or Allen, Argyle has a smaller community footprint and longer Dallas commute, but far more land and a true country-living feel. For families who prioritize top-tier schools, a strong neighborhood culture, and space — without the Southlake price tag — Argyle is hard to beat in DFW.
