Williamsburg
An actively building community anchored by Fate Colonial Park with a fishing pond and green space. Builders include Megatel Homes and CastleRock Communities. Williamsburg draws buyers who want new construction at a starting price that's hard to find this close to Dallas. Rockwall ISD throughout. The HOA amenities are modest compared to Woodcreek, but the price reflects that.
Monterra
Fate's premium master-planned community with larger lots, upscale finishes, and a quieter character. Rockwall ISD throughout, no ISD split concerns here. Homes by Toll Brothers and other luxury builders. The community attracts buyers who want a larger home and more premium finishes than Woodcreek offers, while keeping the Fate value proposition over Frisco or Southlake at comparable quality.
Liberty
One of Fate's older established neighborhoods, built out in the 2010s, so homes are 10–15 years old with mature landscaping and settled communities. Good value compared to newer construction phases. Rockwall ISD feeders. Buyers who want a neighborhood that's already fully built, where neighbors have been there a few years and the community feel is established, typically look here first.
Stonebridge Ranch
A mid-2010s neighborhood with solid curb appeal and good lot sizes by current standards. Convenient access to FM 551 makes this one of Fate's more commuter-friendly options for I-30 access. Rockwall ISD feeders. This neighborhood sits in a comfortable mid-range price tier, newer than Liberty but more affordable than Woodcreek's newer phases, and attracts buyers who want established without paying new-construction premiums.
