"Euless is one of the most underestimated suburbs in the mid-cities. You're eight minutes from DFW Airport, twelve minutes from the Las Colinas employment corridor, in a solid B+ school district, and your median home price is in the low $300s to high $400s. Families that discover it before it gets trendy are making a genuinely smart move."

Where Is Euless, Texas?
Euless sits at the geographic center of the Dallas–Fort Worth Metroplex, in the heart of the mid-cities corridor of Tarrant County. Bounded by Bedford to the east, Hurst to the northeast, Grapevine to the north, Colleyville to the northwest, and Irving to the east, it occupies a genuinely strategic position, the kind of location that used to matter mostly to aviation workers and now matters to anyone who wants to live close to a massive employment hub without paying Southlake or Colleyville prices. Highway 183 (Airport Freeway) runs directly through the city east-west, connecting Euless to Fort Worth in one direction and Irving and Dallas in the other. State Highway 360 forms its eastern boundary, and SH 121 is minutes north via Grapevine.
What makes Euless unusual is the airport. DFW International Airport's terminals are literally eight minutes from central Euless, the closest of any incorporated suburb. For families where one parent travels frequently, for airline employees, for aviation and hospitality workers, that proximity changes the calculus entirely. This isn't a selling point you'll find on most suburb comparison lists, but it's one of the most practical quality-of-life advantages in the metro. Commutes to Las Colinas and Irving run 10–12 minutes via 183. Fort Worth is a 20–25 minute drive west. Dallas is 25–30 minutes east. Euless residents rarely feel far from anything that matters.

Hurst-Euless-Bedford ISD: Schools Deep Dive
Euless is served by Hurst-Euless-Bedford Independent School District, almost universally called HEB ISD. It's a solid, mid-range district: not in the same tier as Carroll ISD or Coppell ISD, but meaningfully better than many urban districts in the metro and more affordable than the premium-priced suburbs those top ISDs command. TEA rated HEB ISD a B+ (88/100) for the 2024–2025 academic year. Niche gives the district an overall B+ grade. For a district of 23,000+ students spanning three cities, that's a respectable result, and for families relocating from places where quality public schools are hard to find without paying $1M+ for a house, it's a genuine asset. Both high schools in Euless, Trinity and L.D. Bell, offer the International Baccalaureate programme, which is a differentiator you don't find everywhere in a B+ district.
35+ Campuses
HEB ISD operates elementary, middle, and high school campuses serving all of Euless, Bedford, and Hurst. Euless is home to Trinity High School and several feeder elementaries and junior highs.
~23,226 Students
IB programmes at both Trinity and L.D. Bell high schools. Strong athletics, fine arts, and dual-credit programs. Ranked 203rd of 961 ISDs in Texas by Niche.
Check Attendance Zones
HEB ISD attendance boundaries are shared across three cities. Always verify your specific address before making an offer. Check enrollment zones at hebisd.edu.

Best Neighborhoods in Euless for Families
Euless has a range of established neighborhoods that offer solid value, mostly 1980s through early 2000s construction, mature trees, and community character that newer suburbs are still building. Here are the areas I'd point a relocating family toward first, depending on your budget and priorities.
Search Current Euless Listings →
Villages of Bear Creek
One of Euless's most desirable family areas, Villages of Bear Creek sits adjacent to the Bear Creek Nature Trail and disc golf course. Homes tend to be slightly newer than central Euless, with a mix of single-story and two-story plans on cul-de-sacs and tree-lined streets. Bear Creek Elementary (7/10 GreatSchools) serves the area, one of the stronger feeders in the HEB ISD system.
Stonewood
Stonewood is a well-established western Euless neighborhood with mature landscaping, quiet streets, and easy access to DFW Airport via Hwy 183. Homes here tend to be well-maintained with larger lots than you'll find in newer suburbs at this price point. The neighborhood's west-side location makes it particularly attractive for DFW Airport employees and frequent travelers.
Midway Estates / Central Euless
Centrally located near the Euless Family Life Center and Midway Park, this area puts families within walking distance of the city's main recreation facility, indoor pool, gym, basketball courts, and the seasonal aquatic park. It's a practical, affordable choice for families who want to stay active without driving across the city. Homes are modest but solid.
Oak Park / Main Street Corridor
This area along and near the Main Street corridor is Euless at its most diverse and authentic. You'll find a genuine international dining scene, Vietnamese, Filipino, Mexican, Indian, and American restaurants within a short drive, and a community that reflects Euless's demographics honestly. Affordable entry pricing makes this an excellent first-time buyer or value-focused buyer area.
Fuller Wiser Corridor
The Fuller Wiser Road corridor in eastern Euless offers a mix of established and more recently updated homes close to SH 360, making Las Colinas and Irving commutes particularly short. Families here get quick access to major employment corridors while staying in a quieter residential neighborhood away from the airport flight path.
Not seeing what you're looking for? These are the neighborhoods I recommend most, but Euless has more to offer. Tell me your must-haves and I'll match you to the right streets.

Major Employers: Euless & Nearby
Euless doesn't have a single dominant corporate headquarters, but it doesn't need one, the employment corridors surrounding it are among the strongest in DFW. The Las Colinas/Irving cluster is 12 minutes east. DFW Airport is 8 minutes northwest. Fort Worth's major employers are 20–25 minutes west. For many families, Euless is a genuinely central home base that cuts commutes to multiple corridors simultaneously.

What Life Actually Looks Like in Euless
Ice Hockey & Year-Round Youth Leagues
Parks at Texas Star hosts Dr Pepper StarCenter, an NHL-quality ice rink that runs youth hockey programs year-round. Alongside ice hockey, the Texas Star complex offers youth baseball, softball, soccer, T-ball, basketball, and batting cages. For a mid-cities suburb, this is a genuinely impressive athletic infrastructure.
47-Acre Bob Eden Park & Trail Network
Bob Eden Park anchors Euless's outdoor scene, 47 acres with sand volleyball courts, tennis, picnic pavilions, and trails. The Bear Creek Nature Trail system connects several parks via paved paths along the creek corridor, making bike rides and walks genuinely practical rather than aspirational. Disc golf at Villages of Bear Creek Park rounds out the outdoor scene.
Genuine International Dining Scene
This is where Euless surprises people. The Main Street corridor and surrounding areas host a genuinely diverse dining scene, authentic Vietnamese pho restaurants, Filipino bakeries and eateries, Mexican taquerias, Indian restaurants, and local American spots. It's not a curated "food hall" experience; it's real international food at neighborhood prices, driven by a genuinely diverse community.
Euless Main Street Festival & Community Events
The city runs an active events calendar centered on the annual Euless Main Street Festival, seasonal community events, and multicultural celebrations that reflect the city's diverse demographics. Euless doesn't have a "downtown" in the traditional sense, but the city government invests meaningfully in community programming that brings residents together throughout the year.
The Airport City: 8 Minutes from DFW's Front Door
No other incorporated suburb in the metro can claim this: Euless is 6 miles and 8 minutes from DFW International Airport. For airline crew, pilots, frequent business travelers, aviation workers, and hospitality professionals, this changes everything. While other suburbs talk about commute efficiency, Euless residents who work at or near DFW are simply in a different category.
A Genuinely Multicultural Community
Euless is one of the more authentically diverse mid-cities suburbs, roughly 40% white, 17% Black, 13% Asian, and 22% Hispanic. That diversity shows up in the restaurants, the faith communities, the school mix, and the neighborhood character. Families relocating from diverse coastal cities often tell me Euless feels more like home than many DFW suburbs that are more homogeneous.
Recreation, Walkability & City Amenities
Euless is a car-dependent suburb, that's the honest starting point. Walk Score of 38 means daily errands require a vehicle for most residents. What Euless compensates with is a surprisingly connected trail network for a city its size, a well-equipped Family Life Center, and the Texas Star athletic complex that anchors youth sports across the mid-cities. There is no DART rail and no meaningful transit option to Dallas or Fort Worth, HEB Transit provides limited local bus coverage only. A personal vehicle is not optional.
Walkability & Transportation Scores
Scores reflect the city's most walkable core and vary significantly by address. Source: Walk Score®
Parks, Trails & Green Space
Euless parks are one of the city's underappreciated strengths, well-maintained facilities anchored by Bob Eden Park and connected by the Bear Creek trail corridor. The Bear Creek Nature Trail system links multiple parks via paved paths, giving families a practical outdoor network even in a car-dependent suburb.
Bob Eden Park
47 acres and the city's largest park, 3 sand volleyball courts, 2 tennis courts, a paved trail loop, covered picnic pavilions, and a playground complex. Active year-round and well-maintained by Euless Parks & Recreation.
Bear Creek Nature Trail
A paved trail network that follows Bear Creek through western and central Euless, connecting Villages of Bear Creek Park to Midway Park and several smaller green spaces. Popular with walkers, joggers, and cyclists, one of Euless's best everyday outdoor assets.
Parks at Texas Star
The athletic hub of Euless, baseball and softball fields, soccer, T-ball diamonds, Dr Pepper StarCenter (NHL-quality ice rink), batting cages, and a walking trail. Youth leagues run year-round here. This is where most of Euless youth sports happens.
Villages of Bear Creek Park
Features a disc golf course, one of the few in the mid-cities, alongside paved walking paths along the creek, shaded picnic areas, and a community gathering space. A neighborhood-feel park in one of Euless's most desirable family areas.
Midway Park & Aquatic Center
22 acres anchored by the Euless Family Life Center. The seasonal outdoor aquatic park is a summer staple for families, splash pad, pool, and recreation access. Open to Euless residents with community pass.
Memorial Park / Mustang Creek Park
Community sports fields, open green space, and gathering areas serving eastern and central Euless neighborhoods. Hosts city events and seasonal programming. An everyday neighborhood park with fields for informal sports and picnicking.
City Recreation Centers & Facilities
| Facility | What's Inside |
|---|---|
| Euless Family Life Center | Indoor pool, gym, basketball, racquetball, track, fitness classes, seasonal aquatic park |
| Dr Pepper StarCenter at Texas Star | NHL-quality ice hockey rink, youth and adult leagues, skating lessons, public skating |
| Euless Public Library | Books, digital media, children's programming, adult programs, computer access |
Youth Sports & Organized Recreation
Euless has a solid, not exceptional, youth sports infrastructure for a mid-cities suburb. The Texas Star complex elevates the city above many comparably priced suburbs in terms of athletic facilities. Ice hockey programs at Dr Pepper StarCenter are a genuine differentiator. Most mainstream youth sports are well-organized through city leagues and HEB ISD athletics.
How Safe Is Euless?
Euless is a reasonably safe mid-cities suburb, not among the lowest-crime cities in DFW, but well below the U.S. national averages on violent crime. With a violent crime rate of approximately 3.0 per 1,000 residents, it compares favorably to the U.S. average of 4.0 per 1,000. Property crime is more common, as it is throughout most of suburban DFW, but at approximately 18 per 1,000, Euless tracks below the Texas state average of 22.4. CrimeGrade.org rates Euless at a C+, which reflects that it's safer than many urban areas but not in the same tier as lower-crime suburbs like Southlake, Colleyville, or Coppell. The city runs an active police presence, EPD's patrol coverage and community policing programs receive generally positive reviews from residents. For a family relocating from a high-crime urban area, Euless will feel meaningfully safer. For families comparing directly to the safest DFW suburbs, expect the numbers to be slightly lower, which is reflected in the home prices.

Euless Real Estate Market: What to Expect
In Euless, the heart of the market is the starter band: 57% of homes sold in the past year landed under $400K, where a median of about $310K buys roughly 1,486 square feet. About 3% of sales were $700K or more, so move-up and luxury buyers have real selection. Price per square foot climbs from about $208 at the entry level to $211 at the top, which is what you are paying for in larger lots, newer builds, and higher finish levels.

A few more numbers worth knowing if you are weighing an offer in Euless. Over the trailing 12 months, single-family homes sold for a median of $376K and an average of $392K, which works out to about $209 per square foot. Homes here sold for roughly 97.5% of their original list price, which gives you a sense of how much room buyers have typically had to negotiate. As of the latest data, about 76 single-family homes were actively listed. These are NTREIS figures (the price metrics are 12-month rolling, inventory is current active supply), and your own price per square foot and negotiating room will vary by neighborhood, age of home, and finish level.

At roughly $374K median, Euless offers one of the most affordable entry points for a B+ school district and major employment corridor access in the mid-cities. The market is a seller's market (2.4 months supply), which means well-priced homes move in 3–4 weeks or less. Days on market of 22 reflects a healthy, active market, not the ultra-competitive bidding wars you see in Frisco or Prosper, but not a slow market either. For buyers who want to be within 12 minutes of the Las Colinas employment corridor without paying Grapevine or Colleyville prices, Euless is one of the better-kept secrets in north Tarrant County. The housing stock is primarily 1980s through early 2000s construction, which means buyers get larger lots and mature landscaping at a price that newer suburbs can't match.
New Homes in Euless
Euless is a fully established suburb — the kind of place where the neighborhoods are set, the trees are mature, and the community feel is already there when you move in. There's little vacant land left for large-scale new residential development, so most families buying here are focused on the resale market. That's not a disadvantage: Euless has strong inventory across a range of price points, lot sizes, and neighborhood styles, and resale homes often come with finished landscaping, custom touches, and HOA communities that are already thriving. If you're weighing Euless against a suburb with active new construction, the honest trade-off is this — you're giving up the ability to choose your finishes and get a builder warranty, and gaining a suburb where the character and school patterns are well-established and predictable. For many relocating families, that's exactly what they're looking for. Kristen can walk you through what's available in your price range and help you find the right fit — at no cost to you as a buyer.
Pros & Cons of Living in Euless
I won't sell you on Euless. I'll give you the real picture so you can decide if it's right for your family.
✓ What Euless Does Well
- DFW Airport proximity, 8 minutes, 6 miles via Hwy 183. No other incorporated suburb in the metro is this close. A genuine daily quality-of-life advantage for anyone who travels regularly or works in aviation or hospitality.
- Affordable entry into a B+ ISD, At a ~$374K median, you're in HEB ISD without paying Grapevine-Colleyville ISD or Coppell ISD prices. That's a real trade-off in the family's favor.
- HEB ISD B+ / TEA 88/100, Solid mid-range district with IB programs at both high schools. Not the top tier, but meaningfully better than many urban districts and improving.
- Las Colinas employment corridor, 12 minutes via Hwy 183 E to one of the largest corporate employment hubs in DFW: ExxonMobil, Kimberly-Clark, McKesson, Celanese, AT&T.
- Genuinely diverse community, One of the more authentically multicultural mid-cities suburbs. Families from diverse coastal cities often feel more at home here than in more homogeneous DFW suburbs.
- Authentic international dining, Vietnamese, Filipino, Mexican, Indian, real neighborhood restaurants at neighborhood prices, not a curated food hall.
- No state income tax, Meaningful savings, especially for high earners from CA, NY, or IL.
- What to Weigh Carefully
- Aircraft noise in western areas, Neighborhoods under DFW approach paths hear regular aircraft. Not constant, but frequent, especially on westerly wind days. Must experience firsthand before buying.
- Schools below the top tier, HEB ISD B+ is solid, but below Southlake (Carroll ISD A+), Coppell ISD (A), and Grapevine-Colleyville ISD. If maximizing ISD rating is the priority, those suburbs cost more.
- Older housing stock, Most Euless homes are 1980s through early 2000s construction. Limited new construction. Buyers who want brand-new homes will find limited options and may need to look at neighboring Grapevine or Southlake.
- No destination dining or nightlife, The Main Street corridor is improving but Euless isn't a dining destination. Weekend nights out typically mean driving to Grapevine, Southlake, or Dallas.
- Car-dependent, No rail, no DART, limited HEB Transit coverage. A personal vehicle is essential. Not suitable for households that rely on or strongly prefer public transit.

Euless, Texas: Frequently Asked Questions
Euless is a solid mid-cities choice for families who prioritize affordability and location over prestige. HEB ISD earns a B+ from both TEA and Niche, with IB programs at both high schools. Bob Eden Park, the Texas Star athletic complex, and the Bear Creek trail network provide genuine family recreational infrastructure. The community is diverse, the price point is accessible, and the proximity to DFW Airport and Las Colinas employment is unmatched at this price tier.
Hurst-Euless-Bedford ISD (HEB ISD) earned a B+ from the Texas Education Agency with a score of 88/100 for the 2024–2025 school year. Niche gives the district an overall B+ and ranks it 203rd of 961 Texas ISDs. GreatSchools rates it "above average." Both Trinity High School and L.D. Bell High School offer the International Baccalaureate programme, a differentiator in a B+ district. L.D. Bell earns an 8/10 from GreatSchools and is the stronger of the two high schools. Feeder pattern matters, verify your specific address at hebisd.edu before making an offer.
The combined base tax rate in Euless is approximately $1.7088 per $100 of assessed value (2025 certified). On the Euless median home price of $374,000, that translates to roughly $6,391 per year before the homestead exemption.
The four taxing entities are: HEB ISD (~$1.0289), City of Euless (~$0.3449), Tarrant County (~$0.2044), and Tarrant County College District (~$0.1306). Most established Euless neighborhoods have no MUD or PID, though you should verify for any new construction. Apply for the Texas homestead exemption through the Tarrant County Appraisal District after closing, it reduces your taxable value meaningfully.
The financial comparison is stark. A family earning $250,000 in California pays over $23,000 in state income tax annually, in Texas, that's $0. Euless's median home is $374,000 compared to $1.3M in the Bay Area or $750K–$1.1M in the New York metro. Property taxes are real, roughly $6,400/year on a $374K home, but they don't come close to erasing the income tax savings for most California or New York households.
For New York families used to transit, the car-dependent nature of Euless is a genuine lifestyle change. But for families where the car is already the primary mode, the commutes to Las Colinas (12 min) and DFW Airport (8 min) are dramatically shorter than anything most New York or California families are used to.
The five neighborhoods I direct families toward most often are: Villages of Bear Creek ($300K–$440K) for the trail access and Bear Creek Elementary feeder; Stonewood ($330K–$450K) for larger lots and airport proximity; Midway Estates / Central Euless ($280K–$380K) for proximity to the Family Life Center; Oak Park / Main Street Corridor ($240K–$350K) for value pricing and authentic diversity; and the Fuller Wiser Corridor ($290K–$400K) for Las Colinas commute access. The feeder pattern to L.D. Bell vs. Trinity matters, verify the specific address before committing.
For most families relocating to Euless from out of state, a 3–6 month rental period is worth considering. It gives you time to understand the neighborhood differences, aircraft noise in western areas, the feeder pattern divide between L.D. Bell and Trinity, the character differences between neighborhoods. The rental market in Euless and the mid-cities is active enough to find decent short-term options, and renting first means you can buy with confidence rather than guessing from a hotel room during a two-day scouting trip.
Euless is a reasonably safe mid-cities suburb. Violent crime runs approximately 3.0 per 1,000 residents, below the U.S. national average of 4.0. Property crime is approximately 18 per 1,000, below the Texas state average of 22.4. CrimeGrade.org rates Euless at a C+, which puts it safer than most urban areas but below the top-tier DFW suburbs like Southlake or Colleyville. The Euless Police Department maintains active community policing programs. For families comparing Euless to where they currently live in California or New York, Euless will generally feel safer in day-to-day experience.
Euless is served by HEB Transit, which operates limited local bus routes within the mid-cities corridor (Hurst, Euless, Bedford). There is no DART rail service, no light rail, and no practical transit option to downtown Dallas or downtown Fort Worth. For most commutes, including to DFW Airport, Las Colinas, and Fort Worth, a personal vehicle is required. Two-car households are the norm in Euless. If public transit is essential to your family's daily life, Euless is not the right fit; a suburb with DART access would serve you better.
The dominant employment corridors near Euless are DFW International Airport (8 min), American Airlines headquarters and thousands of aviation, logistics, and hospitality jobs, and the Las Colinas/Irving corridor (12 min), ExxonMobil, Kimberly-Clark, Celanese, McKesson, and AT&T among others. Fort Worth employers (Lockheed Martin, BNSF Railway, Alcon) are 20–25 minutes west. In Euless itself, Texas Health Harris Methodist HEB Hospital is the largest single employer outside city government and HEB ISD.
Highway 183 (Airport Freeway) is the main artery through Euless and runs east-west through the city. During peak commute hours (7–9am and 4–7pm), 183 experiences congestion particularly toward Dallas. SH 360 along the eastern edge and SH 121 to the north are generally reliable alternatives for north-south movement. The commute to DFW Airport stays consistently fast regardless of traffic, the connector roads are local and avoid the main freeway interchange issues. For families commuting to Las Colinas, the 183 East drive is usually 12–18 minutes including peak traffic. The Frisco and Plano corridors via 121 North are where the commute gets meaningfully longer, 40–55 minutes in peak traffic.
